The Need for Change

Recently, property owners and operators working with HOM, Inc. voiced concerns about the challenges of managing multiple points of contact. In the previous model, landlords had to communicate with various team members for different needs. This included lease renewals, rent assessments, damage claims, and other issues. While the goal was to provide comprehensive support, this system often led to confusion, miscommunication, and delays in addressing landlord concerns.

In a survey conducted by Threshold, many property owners and operators said they were frustrated with the fragmented process. Coordinating with different departments meant re-explaining situations or waiting longer for resolutions, which led to inefficiencies. The lack of a consistent point of contact also makes it harder for landlords to develop strong working relationships with the HOM, Inc. team.

Recognizing these issues, HOM, Inc. knew it was time to reevaluate how landlord support is delivered.

Know your properties: Your Landlord Support Specialist will become familiar with your properties and processes so they can provide tailored solutions and faster resolutions to any issues. No longer will you need to juggle multiple contacts or wait for responses from various departments.

Coordinate lease renewals: Your specialist will manage the lease renewal process, overseeing timely renewals and consistent communication about upcoming deadlines.

Determine rent reasonableness: They will handle rent assessments, ensuring that your rent requested aligns with the current market and specific program requirements.

Process damage claims: In the event of any damage, your specialist will guide you through the claims process, help you file the necessary paperwork, and ensure timely reimbursement.

What’s Not Changing

Despite the introduction of the dedicated Landlord Support Specialist, property owners and operators will still interact with HOM, Inc. in many of the same ways. Please submit program documents to their respective email addresses to ensure our team provides timely responses, even when someone is out of the office.
